What's included in every plan?
The Link360 portal and resident app, online voting and elections, ARC review, the community feed, preference-tracked communication (email and text never billed), the 24/7/365 care line, and free automated onboarding.
What do emergencies cost?
Our care line answers 24/7/365 and enters work orders at no charge; owners can enter work orders anytime. Emergencies dispatch through OnCall Pro. The only billable is asking your Portfolio Manager to personally handle it after hours, at their hourly rate listed in Link360.
Can we leave if it doesn't work out?
90 days' notice, 15 days to cure - and if the problem is us, we generally let unhappy communities out. We'll rematch your manager on request, run a 30-day alignment, and if we're still not the fit, BoardMatch helps you find management that is.
What is BoardMatch?
Our free matching marketplace for boards that want traditional management: tell us about your community once and we invite our vetted network to bid and analyze it. No per-lead fees, your contact info never sold, your current company excluded by default.
What is Linc?
Linc (Live Intelligence, Neighbor Care) is our proprietary AI: it drafts minutes in 30 minutes, triages every resident report in real time, answers owner questions 24/7, and hands managers one prioritized queue instead of nine inboxes - always with human oversight.
Do residents have to use the app or AI?
Never. Linc tracks each owner's preference - text, phone, email, or paper - and we meet every generation where they are. Emails and texts are never billed; paper mailings carry a disclosed per-piece charge.
Can owners see the association's books and records?
In most states, owners in good standing have that right - and we treat it as a feature. Ask Linc anything and, where state law allows, it answers directly from your community's records.
Do you do onsite management?
Boots on the ground are never bundled - the whole neighborhood's eyes beat one rushed inspector. When you want onsite walkthroughs or staff, hire them through the Manager Network powered by StaffLink at board-approved rates, on any cadence.
What are Links and LinkRewards?
Links is our loyalty currency (in development) - earned on dues and everyday spend, redeemable toward dues, lifestyle partners and travel. LinkCard, the no-annual-fee community card, powers it.
What happens to resale documents and closings?
Klozed - now part of NeighborLink - produces resale certificates, estoppels and questionnaires at platform speed, ordered through one wizard. Communities we manage get it built in.
Is my community's data safe?
Association data is co-owned with the association; platform-level data is aggregated and anonymized. Boards control access, and our records are scoped and retained per statutory schedules. See our Terms and Privacy Policy.
Which states do you serve?
All 50 states plus D.C. through our remote-first model. Nine states and districts require community association manager licensing or registration (AK, CT, DC, FL, GA, HI, IL, NV, VA). We are actively obtaining licensure, including Virginia's Common Interest Community Manager license. Join the waitlist there (it tracks your state) and BoardMatch still works today.
How fast is onboarding?
Automated and free: we draft your termination letter from your current contract's exact wording, The Bridge tracks the records handoff with automatic nudges, and most transitions take days, not months. White-glove manual setup is available at $500-$2,000 by scope.
